Broken garage door springs

The repair we do most, by a wide margin.

If you heard a bang from the garage that sounded like a gunshot and now the door won’t lift, that was a torsion spring letting go. The springs carry almost the entire weight of the door. The opener only guides it and holds it in position. Once a spring is gone, the door weighs what it actually weighs, which on a two-car insulated steel door runs well over 150 pounds.

Springs wear out on a cycle count, not on age. A standard residential spring is rated around 10,000 cycles, which is roughly seven years in a house that opens the door four times a day. If your garage is the door everyone uses instead of the front door, you’ll get less than that.

We carry common spring sizes on the truck, so most of these are finished in a single visit.

Garage door opener repair

Sometimes the opener is genuinely dead. More often it’s something small.

The most common opener call we get is a door that starts down, reverses, and goes back up on its own. That’s almost always the two safety sensors near the floor being knocked out of alignment or blocked by a bike tire or a bag of soil. It’s a quick fix and we’re not going to pretend it was heart surgery.

Past that: worn drive gears, stripped trolleys, dead capacitors, logic boards that took a hit in a power surge, remotes that lost their programming, travel limits that drifted out of range.

A note for the newer builds around here: plenty of Eastside homes have Wi-Fi openers tied into a phone app or the car’s HomeLink. When those stop responding, the problem is often the network or the pairing rather than the motor. We’ll check that before quoting you hardware.

If your unit is more than fifteen years old and the control board is gone, a new opener usually costs less than the repair. We’ll tell you that rather than sell you a part more expensive than the machine it goes into.

Cables, rollers, and doors off track

Cables fray where they wrap around the drum. When one lets go, one side of the door drops and the whole thing wedges in the track at an angle.

If that happens, stop using the opener. Running the motor against a jammed door bends the track and turns a cable job into a track job.

Doors come off track for three reasons: a snapped cable, somebody backed into the door, or the rollers seized up.

The rollers are the quiet one. Wet Puget Sound winters are hard on stock steel rollers and hinges, and most builder-grade hardware was never meant to last past the warranty. If your door has gotten noticeably louder and grindier over the last few winters, that’s usually hardware. Nylon rollers and a hardware refresh quiet the door down and take load off the opener, which buys the opener years.
